BECKLEY, WV (LOOTPRESS) – When I sit down with homeowners to talk about selling, one of the first questions I’m asked is, “Which upgrades are actually worth it?” As a real estate broker, I’ve seen just about everything—from $50 fixes that added thousands to the sale price, to $50,000 remodels that barely moved the needle. I want to walk you through how I personally think about home upgrades and which ones tend to deliver the best return when it’s time to sell.

Before you start dreaming about quartz countertops or a spa shower, I always recommend tackling the basics. Fix what’s broken and address anything that could raise a red flag for buyers: holes in walls, broken tiles, leaky faucets, loose railings, outdated or unsafe wiring, and obvious trip hazards. Make sure major systems like the HVAC, water heater, and roof are in good working order or at least properly serviced. Buyers notice these things immediately. A home that feels well-maintained sends a powerful message that it has been cared for, and that alone can boost both perceived value and the number of offers you receive.

If you only do one upgrade, make it fresh paint. In terms of return on investment, it’s hard to beat. I recommend light, neutral colors such as soft whites, light grays, or warm beiges. Repainting high-traffic areas—the entryway, living room, kitchen, and hallways—can make your home feel brighter, larger, and more modern. Don’t forget the trim and doors; crisp white trim can give an older home a surprisingly updated look. A relatively small investment in paint and labor can completely transform how a home feels in person and how it photographs online, which is critical in today’s market where most buyers form their first impression from listing photos.

Curb appeal is another area where small changes can have a big impact. Buyers often make up their minds in the first 30 seconds of seeing a property. When I walk up to a home with clients, I’m looking at the landscaping, the condition of the front door, the walkway, and the overall presentation. Simple steps like adding fresh mulch, trimming shrubs, removing dead plants, and cleaning up yard clutter all help. A freshly painted or replaced front door, updated house numbers, and a clean, working light fixture can instantly modernize the exterior. Power-washing the driveway, walkway, and siding can make the whole property look fresher. These are relatively modest investments that can make your home feel more expensive before anyone even steps inside.

When it comes to kitchens, it’s true that they often sell homes, but that doesn’t mean you need a full gut renovation right before listing. In many cases, a strategic “refresh” is more cost-effective and just as impactful for buyers. Instead of replacing all the cabinets, you might repaint or reface the doors. Swapping out old hardware—handles, pulls, and hinges—for a modern, consistent style can go a long way. Updating light fixtures to clean, simple, contemporary options and replacing worn countertops with a neutral, durable material can dramatically improve the look and feel of the space. A new faucet and, if needed, a modern sink can be the finishing touches. The goal is not to build your dream kitchen for the next owner, but to create a space that feels clean, functional, and current.

Bathrooms fall into a similar category. You don’t need a high-end spa retreat to impress buyers, but you do need bathrooms that feel fresh and hygienic. High-impact updates include regrouting or re-caulking showers and tubs, which can make old tile look almost new. Replacing an outdated vanity with a simple, modern one, installing a new mirror, and updating the light fixture can quickly change the character of the room. Swapping out old toilets for cleaner, more efficient models and updating hardware like towel bars, faucets, and showerheads are relatively inexpensive steps that make a strong impression. More than anything, buyers respond to bathrooms that look clean, bright, and well cared for.

Flooring is another major area to consider because it covers so much visual space in your home. Buyers notice worn or mismatched flooring right away. I typically recommend replacing heavily worn carpet, especially in main living areas, and striving for as much consistency as possible throughout the home. If you do need to replace flooring, options like luxury vinyl plank or engineered wood can offer a good balance of durability, appearance, and cost. Deep-cleaning existing tile and refreshing grout lines can also make a big difference without the need for full replacement. You don’t always have to redo every floor, but you do want to remove obvious distractions and create a clean, cohesive look.

One of the most powerful “upgrades” you can make doesn’t involve construction at all: decluttering and staging. I encourage sellers to remove excess furniture so rooms feel larger, clear countertops in kitchens and bathrooms, and organize closets to showcase storage space. Depersonalizing—reducing the number of family photos, bold artwork, and collections—helps buyers imagine themselves living in the home. Whether you work with a professional stager or take a do-it-yourself approach, thoughtful staging can elevate your home in buyers’ eyes and often leads to stronger offers.

On the other hand, there are certain big-ticket projects that usually don’t pay off if you do them right before selling. Major kitchen gut renovations, high-end custom luxury bathrooms, and swimming pools in markets where they’re not common often don’t return their full cost in resale value. Highly customized built-ins or features tailored to very specific tastes can also be a risk, because what you love might not appeal to the average buyer. Even converting a garage into living space can backfire, since many buyers place high value on having a functional garage. If you plan to stay in your home for several years, these projects may be worthwhile for your own enjoyment, but as pure resale investments right before listing, they’re usually not where I’d recommend starting.

Not every home needs major work before going on the market. In fact, I often advise clients to spend less than they initially planned, focusing instead on a handful of key improvements that make the biggest impact: fresh paint, curb appeal, targeted kitchen and bath updates, flooring where it’s clearly needed, and thorough decluttering and staging. Done thoughtfully, the right upgrades can help your home stand out, attract more buyers, and put more money in your pocket at closing—without over-investing in projects that don’t deliver a strong return.
